icefogAnother month of status qua.  NODs rose slightly in December to 158 from 152 in November and 80 (an anomaly) in October.  NOSs dropped a bit to 141 from 154 in November and 139 in October.  TDs dropped to 77 in December from 86 in both November and October.  The chart with all the data is HERE – double click for the numbers.

For 2012, 1297 Notices of Default were filed in Washoe County, slashed from 4606 in 2011, 8504 in 2010 and 10,305 in 2009.  Notices of Sales slid to 2227, from 5668 in 2011, 7213 in 2010 and 6480 in 2009.  Trustee’s Deeds slid to 1508 from 3558 in 2011. 3399 in 2010, and 3361 in 2009.  Across all categories, the numbers have been pretty constant for the last 6 months.  My predictions for 2013?  1500 NODs, 1200 NOSs, and 900 TDS.  Slim pickings on the courthouse steps for NRES and the investors.

From the recordings so far this month, it looks like the median is continuing its upward motion.  I’m showing $190,500 this month so far up from $180,000 in November, and the expensive closings tend to happen at the end of the month, so those numbers could increase like they did last month.  My prediction for 2013?  $240,000 by year end.  This would put us back to early 2004 levels.  2% annually from 2001 would put  us at $214,000.
