6095 Lake Geneva has closed for $4,500,000, right at asking after 2 months on the market.  Built by the Allison automotive empire, it appeared to be a regular sale administered by the Bankruptcy Court, but the final Order showed a few unrecorded deeds and some tax liens a bad CPA allowed to get attached to the property, so there were some big losers.  Cash Deal.  The new owner is the guy behind TKO Motor Sports – Live Life to the Extreme!

The new owner just listed his existing crib at 6626 Gebser for $2,400,000, standard sale.  That got me thinking about this rarefied stratum, since we usually only talk about houses priced over $1M.  What’s going on in the $2M – $3M range?  There have been a ton or recent new listings.  I show that there are currently 30 houses listed on the NNRMLS (which excludes Incline Village) in this price range.  So far in 2012, not a single home has sold in this price range.  Inventory = to infinity and beyond.  Good luck, guys.

But check out the Frank Lloyd Wright wet dream build to suit at 1645 Circle Stone in Somersett for $2,379,000 for jollies!  Jeez, $80,000 in architectural and engineering fees spent so far?  They’re talking to the wrong architect!  I did Cat Pee House for $2000, and that is for 2 units.  Still, it looks like it could be spectacular.
